CAT A — Shell & Core to Base Fit-Out The building's infrastructure is complete but the space is bare. Raised floors, suspended ceilings, basic lighting and HVAC — but no interior layout, no partitions, no branding. Starting point for most new office tenancies.
CAT B — Full Fit-Out The complete, branded, ready-to-occupy workplace. Partitions, meeting rooms, kitchen, reception, lighting design, furniture, joinery and finishes — all tailored to your company and your team.
Refurbishment — Existing Office Your current office, improved. New layout, updated infrastructure, refreshed finishes — delivered in phases where needed to minimise disruption to your operations.
How We Approach an Office Project
Discovery & brief
We visit your current space, speak with your leadership team and — where relevant — your staff. We want to understand not just what you want the office to look like, but how your team actually works, how they move through the space, what frustrates them and what would make them more effective.
Concept design & layout
Space planning, 3D visualisations, material palettes and lighting strategy — all developed around your brand, your culture and your operational needs. We present options. We refine until it's right.
Landlord approvals & compliance
Where required, we prepare landlord submissions, Licence to Alter documentation and building control applications. We manage the approval process so you don't have to.
Technical design & infrastructure
Full CAD drawings, MEP coordination — data, power, lighting, HVAC — structural liaison and all specifications prepared for construction.
Construction & fit-out
CAT A or CAT B delivery, partitioning, flooring, ceilings, joinery, furniture installation and final dressing. Bespoke elements designed and produced in-house, delivered to site on programme.
Handover
Certifications, documentation, professional clean. Your team moves in. 12-month warranty on all works.

2. What's the difference between CAT A and CAT B fit-out?
CAT A is the base building — infrastructure installed but no interior layout. CAT B is the complete, branded workplace ready for your team to move into. Most tenants take a CAT A space and commission a CAT B fit-out.
3. How long does an office fit-out take in London?
Smaller offices (under 2,000 sq ft) typically take 6–10 weeks. Larger or more complex projects run 12–20 weeks. We'll give you a realistic programme at the outset — not an optimistic one that slips.
